Let Only

If you’re an experienced landlord with a track record of rent collection and property management, our Let Only service will suit you. We will market your property and find and vet suitable tenants, carrying out thorough reference checks and ensuring that the prospective tenants have the financial means to pay the rent in full and on time. We will also create and complete the tenancy paperwork and make sure that you and your property have all legally required documents in place.

Assured Rent

If you would like to deal with your property’s upkeep and management during the tenancy but would rather not have the hassle of chasing rent payments, our Assured Rent service is the ideal service for you. As with our Let Only service, we will market and let your property and cover all the administration legalities on your behalf. Once the letting process has successfully completed, we will collect the monthly rent on your behalf, employing tried and tested rent collection strategies to protect you against arrears.

Property Management

Our blue-chip Property Management is designed for landlords who want a totally stress-free experience. This benefits not only first-time or accidental landlords but also seasoned buy-to-letters and property professionals with a large portfolio. Letting FAQs

1. What is an EPC?

An Energy Performance Certificates (EPCs) with an A, B, or C grade is a legal requirement for all residential rental properties. EPCs last for up to 10 years and you must have a valid EPC for your property before it can be marketed. An EPC assesses items such as your property’s heating system, insulation and double glazing. It is not a structural or building survey. We can check the EPC register, let you know if you need a new EPC, and arrange for this to be carried out if required.

2. How much will it cost me to let my property?

3. Are there any additional marketing costs?

There are no additional marketing costs. All our lettings services and fees include our comprehensive marketing servcies at no extra cost.

4. How will you conduct viewing for my property?

We will accompany all prospective tenants on viewings of your property, taking into account any specific requirements you have expressed. Whenever possible we conduct block viewings to inspire competitive bidding.

5. Is an inventory necessary and how much will it cost?

An inventory is essential to show the condition of your property at the beginning and end of a tenancy. We use a specialist company to carry out all inventories and produce a written Inventory Report with photos to record the condition of the property and any potential issues. These inventory reports are useful in resolving deposit disputes.

6. What are check ins and check outs?

Although similar to inventories, check-ins and check-outs are not the same as an inventory inspection and report. Carried out at the start and end of each tenancy, they are an additional process carried out by Thomas James to give you extra peace of mind.
